Rehoboth by the Sea is an oceanfront neighborhood located on the north side of Dewey Beach. This partially wooded and charming area of Dewey Beach is primarily situated east of Rt. 1, just south of Silver Lake and along the Atlantic Ocean. Residents of this neighborhood enjoy a nice wide beach and easy walks to all the attractions of Dewey and Rehoboth Beach.
Established circa 1925, Rehoboth by the Sea consists of single family homes, townhomes and condos. This neighborhood is very unique, as it includes both"in fee" and "leasehold" or "land lease" properties. A property offered "in fee" includes the land and the "leasehold" properties include the improvements (structure) and the remaining leasehold interest in the land.
Rehoboth by the Sea Realty Company were the original developers and due to slow sales in the early years, they began to offer non-renewable land leases in the 1950's and 1960's. The majority of the original leases were for a term of 60 years, most of which scheduled to expire prior to 2025. However, many lease holders have entered into new 60 year leases within the last 10 years.
Rehoboth by the Sea is considered by many to be one of Dewey Beach's most desired communities.
