Do you have Riparian rights with each waterfront lot, and if so, how many feet out from the bulkhead?
Yes. The typical dock will have a 30' pier and 30-40' dock, depending on the size of the boat, which is subject to approval.
Are there restrictions on the type of dock, or requirements on dock shape / style if buildable?
There are restrictions. The pier can be 4' wide, dock: 5', dock with boat lift: 6'.
What is the mean low depth of the water at the bulkhead and at the end of the riparian field?
There is a retaining wall to rear of the lots, with a rip-rap revetment to the channel ward side of the retaining wall and the water depth varies along the lagoon. In general, the channel ward side of the dock will have 10 feet of depth and the inside of the dock will have 6 feet of depth, enough to moor a boat. However, the controlling depth of the Rehoboth Bay is approximately 4 feet and the entrance to Bald Eagle Creek at low tide has a controlling depth of approximately 30 inches.
What is the flood zone and BFE (base flood elevation)?
The property is located in a AE flood zone with a base flood elevation of 5 to 6 feet (above sea level).
What is the average lot elevation above sea level?
6 - 7 feet above sea level, therefore a "standard" elevation or first floor height (above grade) would be permitted and meet the base flood elevation requirements.
How much are the impact fees?
Sussex County sewer - $5,500
Tidewater Utilities water - $1,022 (5/8") or $1,443.57 (1")
Is membership in the Country Club included, or is it available to lot buyers?
RBCC membership is completely separate from the community of RBYCC, but there are memberships available. Any new member is required to make application with a sponsor (or sponsors) for the various memberships the club has to offer. Membership packets are available.

Will a piling foundation be required?
It is not required, but a piling foundation is strongly recommended and to be expected due to the amount of fill material on the lots. A probable foundation would be a concrete slab on pilings, which is commonly referred to a "pile-cap".
Are there any settlement fees?
There is a $200 initial assesment and a $125 managment fee for each transaction.
What are the HOA fees?
$350 (Covers common area maintenance)
